Storm Damage Is Not Always Obvious

In the Upstate, wind and falling trees do most of the harm to roofs, and hail turns up only now and then. On September 27, 2024, the National Weather Service in Greenville-Spartanburg logged a 59-knot gust, about 68 mph, at the Greenville-Spartanburg airport during Hurricane Helene, and its report says "tons of trees and powerlines" fell across the area. FEMA disaster DR-4829 covered Spartanburg County at the time, including aid to households.

Older storms count too. NOAA storm records show an EF2 tornado on October 23, 2017 that tore much of the roof off a warehouse on the city's northwest side, with about $1 million in damage. The December 15, 2005 ice storm left a quarter to three quarters of an inch of ice across the Upstate, near an inch in places. On April 10, 2021, a brief EF0 tornado with 80 mph winds damaged part of a house roof near Moore, SC.

  • A limb hit the house. Even a branch that bounced off can crack decking or puncture shingles out of sight.
  • Shingles flapped or blew off. Gusts can break the seal strip, so a shingle stays put but stops shedding water well.
  • Ice weighed on the roof. Ice brings down limbs and gutters, and meltwater can creep under the lower rows.
  • Hail bounced in the yard. It is less common here, but it can bruise shingles and dent vents and trim.
  • A new stain appeared. A fresh ceiling spot after a storm is worth a look before the next heavy rain.

The Usual Sequence

What Your Insurer Will Ask For

Expect questions about the storm date, photos, the roofer's report and any repair receipts. South Carolina law bars a roofer from representing you on the claim or negotiating it. The roofer can inspect, photograph and price the damage, and you may use that report in your own talks with the insurance company.

If insurance is meant to pay for your roof contract and the insurer denies all or part of the claim in writing, you get five business days after that notice to cancel. The South Carolina roofing rules page explains it.

  • An offer to cover your deductible. Paying, waiving or rebating any part of it is against South Carolina law, a misdemeanor that can cost the roofer their registration.
  • A gift or credit for signing. A roofer also can't offer gift cards, cash back or a "referral fee" tied to the job.
  • A promise to argue with your adjuster. That is something the law does not let a roofer offer.

Will my homeowners policy pay for a new roof after a storm?

It depends on your policy, the cause of the damage and what the insurer finds. Some claims cover a whole roof, some cover part, and some are denied. Keep copies of every photo and report. The roofer documents the damage, but the decision belongs to the insurer.

Can the roofer talk to my insurance adjuster for me?

No. A roofer in South Carolina may not speak for you or bargain over the claim. They can hand you a report with photos and a price to pass along. You, or someone you hire who holds a state claims license, handle the talks. This referral service plays no part in claims.

Is there grant money for storm-damaged roofs in Spartanburg County?

Not at present. South Carolina's Safe Home grant serves 11 coastal counties, and Spartanburg County is not one of them. Federal aid after Helene was tied to that 2024 disaster. Insurers must tell you about any discounts they offer for wind-resistant roof features, so it is worth asking yours.
