A New Roof From the Deck Up

A full replacement is more than fresh shingles. The roofer removes the old covering, checks the wood decking, swaps out soft boards, then lays new underlayment, flashing, vents and the finished layer of shingles or metal, so every part is new together.

The Spartanburg area has two kinds of homes that reach this point. Older mill-village and early-1900s houses near downtown may hide tired decking or more than one layer of shingles. Spartanburg County grew from 327,997 people in 2020 to about 380,857 in 2025, and many of the subdivisions built around the edges now have first roofs reaching replacement age.

When Homeowners Ask for Roof Replacement

  • The roof is simply old. Shingles that have curled, cracked or lost their grit are wearing out across the whole surface, not just in one spot.
  • There are already two layers. Older homes sometimes got a second layer of shingles laid over the first, which adds weight and hides the wood below.
  • The attic feels like an oven. Hot, humid Upstate summers bake a poorly vented attic, which can age shingles early and leave damp spots on the decking.
  • Wind and limbs keep finding it. Tall pines and hardwoods drop branches in strong storms, and repeated patching can cost more over time than starting fresh.

Budgeting for Roof Replacement

These per-square-foot figures are statewide planning numbers for 2026, not quotes. Your price depends on the size and pitch of the roof, the material you pick and how much has to be torn off.

Rotten decking is a possible extra that nobody can price until the old roof comes off. Inside city limits, the City permit is a normal line on the estimate. For a rough number on your own house, try the cost calculator or read the full cost guide.

The Usual Sequence

  1. You fill in the short form or call (864) 555-0161, and we pass your details to one local roofer.
  2. The roofer visits, measures the roof, looks in the attic and notes any soft decking or extra layers.
  3. The roofer writes up an itemized estimate covering materials, tear-off, decking terms and warranty.
  4. Inside Spartanburg city limits, a re-roof needs a City permit, and the roofer should be the one to file it. Elsewhere in the county, ask the local building office whether your job needs one.
  5. Crews strip the old roof, and you can ask for photos of the decking before anything new goes on.
  6. The new roof goes on, and the yard and driveway get swept for nails before the final walk-through.

City permits go only to the owner or to state and City-licensed contractors. In unincorporated areas, ask Spartanburg County Building Codes (864-596-2727) whether your re-roof needs a permit. In a City historic district such as Hampton Heights or Converse Heights, talk with City planning staff before changing roofing materials. Where an HOA is active, get its OK on color and material first.

Reasons to Ask Here First

  • One call, one roofer. Your request goes to a single independent local roofer, so you deal with one person instead of many.
  • Free for you. Roofers may pay us for the referral. You never pay us, and you never receive anything from us or the roofer for using the service.
  • You do the checking. Look the roofer up on LLR's online licensee lookup, or call the Residential Builders Commission at 803-896-4696, before you sign anything.
  • No pressure. We quote nothing ourselves, sign nothing and stay out of insurance claims. The decision stays with you.

Questions Homeowners Ask

Does a roof replacement in Spartanburg need a permit?

Inside city limits, yes. The City says any work on a residential property needs a residential building permit, and your roofer should file it. Outside the city, the answer depends on where you live, so ask Spartanburg County Building Codes or your town office before work starts. A good estimate shows who files the permit.

Can new shingles go right over my old ones?

Some roofers will suggest it to save money, but a layover hides the decking and adds weight. A full tear-off lets the roofer see soft wood, replace it, and give you photos. If your house already has two layers, ask the roofer to price removing both and explain what they found.

How do I check a roofer before I sign?

Search the roofer's name on LLR's online licensee lookup. For jobs inside city limits, ask for proof of a City business license too. Ask for proof of liability insurance and workers' comp, a local address, a few references and a written contract that lists materials and warranty terms.

What if insurance is paying for the new roof?

Read the storm damage page first. In short, the roofer can document and price the damage but cannot negotiate your claim, and your deductible is yours to pay. If the insurer denies the claim in writing, South Carolina law gives you five business days to cancel the contract.
